The same published specification identifies the conditions that let a ceiling sag: poor drying, a vapor retarder trapping moisture above, framing that changes direction, and the wrong primer. GA-216 requires a compatible drywall primer, usually PVA, before any water-based texture. An unprimed ceiling absorbs the water straight out of the texture, which softens the face beneath it. Our humidity slows drying more than it would in a dry climate, so that first condition matters here. The Garage Ceiling Under a Bedroom
Where a bedroom or another habitable room sits directly above an attached garage, the ceiling between them is specified by code rather than by preference. Type X board has a reinforced core that holds together longer under fire than an ordinary panel, and 5/8-inch Type X is what the residential code requires in that position. The requirement comes from the International Residential Code, and your local building department confirms which edition is in force on your property.
The rating belongs to the complete tested assembly rather than to the panel alone. That assembly includes the board, the framing behind it, the fasteners, the treated joints and anything passing through it. Rated walls and the full assembly detail are a separate service.
Damp Rooms, Garages and Moisture-Resistant Ceiling Board
Steam rises, so a bathroom ceiling takes more moisture over its life than the walls below it, and a laundry room does the same. A moisture resistant drywall panel is made for that exposure. Green board is the older version, named for the treated green face visible on the panel. Newer panels add a mold-resistant core, and some replace the paper face with fiberglass. Less paper on the surface leaves less for surface growth to feed on.
A garage ceiling sits in unconditioned air and faces the same damp conditions, but when that ceiling separates the garage from a habitable room, the code-required panel comes first and the damp-air preference does not override it. What the Attic Insulation Above Will Weigh
Blown or loose-fill attic insulation is the loose material spread across the attic floor above your ceiling, and it rests on the ceiling board rather than on the framing. GA-216 limits how much of that weight a panel may carry unsupported, and the limit changes with the panel. With framing at 24 inches on center, 5/8-inch board is allowed 2.2 pounds per square foot, and 1/2-inch gypsum ceiling board is allowed the same 2.2 pounds per square foot as the thicker panel. Ordinary half-inch wallboard at that spacing is limited to less, which is another reason we do not use it there.
A deep re-insulation laid over the wrong board causes ceiling sag even when the ceiling was hung correctly, so the drywall weight limit needs to be settled before anything is ordered. Ask your insulation contractor what depth they are aiming for. The timing runs against what most people expect: GA-216 puts loose-fill in after the board is hung but before taping, so the panels are already loaded and settled before any wet finishing begins. Anything added years after we leave still has to stay within that same limit.
Hanging a Ceiling So It Stays Flat
Hanging drywall on ceiling framing is the stage that determines everything you will notice later, even though none of it remains visible once the paint is on. A panel lift is a crank-operated stand that raises a full sheet flat against the framing and holds it there while it is fastened. That matters more on a ceiling than anywhere else in ceiling sheetrock installation because a 5/8-inch sheet is noticeably heavier than the half-inch board used on a wall and is awkward for two people to hold steady overhead.
The drywall lift presses the panel firmly against the framing, so no gap is pulled shut with screws; a panel fastened with a gap behind it works loose over the following year and pushes its screw heads out through the paint. Hand-lifting also crushes panel edges, and a crushed edge shows as a ridge once the seam is taped. In tight rooms and on stairs where no lift fits, we plan the sequence and the crew before the workday begins.
The Screw Pattern and the Face Paper
The face paper is the paper skin bonded to each side of a gypsum panel, and it gives the panel its strength. A screw driven through that paper has nothing left to grip, so each head is set just below the surface without breaking it. That shallow recess is a dimple, and joint compound fills it flush.
Typical ceiling spacing under GA-216 is about 12 inches along each framing member, and typical is the right word because the spacing changes with the assembly, panel direction, framing and fastener. It is not a rule that applies everywhere. A rated assembly follows its own listed fastening instead. Whatever the spacing, we keep fasteners at least 3/8 inch in from a panel edge because a screw placed closer than that crumbles the edge it is meant to hold.
Where the Ceiling Seams Fall
Panels run perpendicular to the framing, which breaks the long joints across the room instead of letting them continue in one line. A tapered edge is the shallow factory bevel along a panel's long side, and when two tapered edges meet, the seam sits slightly recessed so the compound can finish flat rather than stand proud against gravity. A butt joint is where two cut ends meet with no taper to absorb the build-up, so it has to be feathered out wider and is the seam most likely to show.
We stagger butt joints rather than lining them up, and on long runs we lay out the sheets to keep seams off the window wall where light rakes across them. On a large ceiling, ASTM C840 calls for a control joint at set intervals, a deliberate trimmed gap that allows the surface to move; an open-plan living and dining ceiling is the usual case for one here. The texture applied over a finished seam is a separate service.
Why the Ceiling Goes Up Before the Walls
Ceiling panels go up first, and the wall panels tuck under the ceiling edge so the corner joint closes at the top of the room instead of being built out with compound. Reverse that order and the same joint has to be filled, creating a wider, weaker repair from the first day. The top wall panel is cut to fit rather than forced into place, so nothing bows the ceiling edge above it. That wall panel also supports the outer edge of the ceiling board and makes a floated corner possible. On a ceiling-only replacement, your existing walls are already in place, so the edge detail depends on what we find.

Truss uplift is the seasonal rise of a roof truss as attic moisture changes through the year. The truss arches slightly, lifts the ceiling board with it, and opens a line along the wall-to-ceiling corner. A ceiling crack caused by truss uplift reopens after every repair because taping it again does nothing to stop the movement underneath.
GA-216 permits the floating angle method for exactly this condition. Floating corners means holding the first fasteners back from the corner so the panel can flex there instead of tearing. The wall board underneath supports the floated ceiling edge; where there is no backing behind it, clips designed for the corner do the same job, using small brackets to carry the panel edge in place of a stud. The method has one limit we do not cross: a ceiling is never floated where a fire rating or shear value applies, which means a garage ceiling is fastened tight. A hairline crack there in the first year is the house settling into its seasons.
Cutting In Lights and HVAC Registers
Every opening in a new ceiling is a place where the work can go wrong, so we mark each one from measurements taken before the panel is lifted instead of guessing from below. A can light housing is the metal canister a recessed light sits inside, and a hole cut too large around it leaves a gap the trim ring has to cover.
